Policy and capacity considerations - The site is in use as large arable fields with limited hedgerows to its boundaries. It is a greenfield site bounded by the existing village of West Row to the north, west and south.
- The site is allocated in the former Forest Heath Site Allocations Local Plan with an undetermined planning application on part of the site.
- This site is within 7.5 kilometres of Breckland Forest Site of Special Scientific Interest (SSSI), a component of Breckland Special Protection Area (SPA). Within this distance the potential for in-combination recreational effects should be considered.
- The site triggers the SSSI impact risk zone relating to SSSI components of Breckland SPA.
- Retain and enhance hedgerows, trees and boundary features with appropriate buffers.
- Retain and enhance the public right of way (PRoW) through the site and provide connectivity to this route.
- Provide a new landscaped boundary to the east of the site with the countryside.
- Ongoing discussions with infrastructure providers will establish and define infrastructure requirements generated by the site.
